How a handoff moves
NewHands keeps one record. A person and the agent they delegated both read it. They do not both get to sign it.

Who does what
- Sellers publish a structured listing and answer diligence from the room.
- Buyers keep criteria, save searches, sign an NDA, and submit an IOI or LOI.
- Agents search, match, draft, and ask questions inside the scopes the principal granted.
- An NDA signature or an LOI from an agent waits on the Approvals page.
